If the free layout of the apartment attracts you so much that you are ready to put up with the shortcomings, then you have two ways to get such an apartment: buy a new apartment with freeplan or reschedule the one in which you live. The first option seems simpler: I bought an apartment, made repairs to my taste and live for myself. But buying an apartment is not a cheap pleasure, and finding a suitable apartment is not easy.



When buying an apartment with free planning particular attention should be paid to the number andthe location of the windows (it is bad if all the windows are located on the same wall), the number and location of the risers (the best option is when two risers are located in different parts of the apartment), the number and location of the outlets.



The second option - an independent redevelopment. If you decide to reschedule your home, you need to take a few important points:



  1. Any redevelopment should be agreed upon in the appropriate authorities.

  2. It is forbidden to demolish or shift the load-bearing walls, unite the balcony and the room.

  3. It is forbidden to combine the ventilation of the bathroom and the kitchen hood.

  4. It is forbidden to conduct heating on the loggia and balcony.

  5. To transfer a bathroom or to increase a doorway in a bearing wall it is possible only with the permission of appropriate instances and in the presence of a special project.


Not every typical apartment can be turned into an apartment-studio. But the free layout of the apartment does not always mean a studio or penthouse. The combination of two rooms into one is also a free lay-out. The most common special case of such an association is a living room combined with a kitchen.
