Free planning of an apartment

In an apartment with a free lay-out there are only external and load-bearing walls. Usually in such an apartment the toilet is fenced off andbathroom, and the rest of the room performs the functions of all rooms - kitchen, living room, bedroom, office. Most often in such apartment-studios, people who are not burdened by a family prefer to live, and young couples-the more a person lives in the same apartment, the stronger their desire to have a separate fenced-off room.

Free planning of the apartment helps to solve the problem of lack of space: due to the lack of internal interiorpartitions the apartment becomes bigger, and furniture will be needed less, because the same thing can perform different functions. Suppose, in the afternoon, a sofa turns a part of your apartment into a living room, and in the evening it unfolds, and this part of the room becomes a bedroom.

Studio apartment seems more spacious apartment with the same area, but broken into rooms. It is good to receive guests, it is more functional. Free layout of the apartment - an excellent option for "party people", lovers of friendly parties.

But there is a flaw in this apartment. The first drawback is purely domestic. In an apartment without interior partitions very quickly spread smells and sounds. The same goes for the sounds: the music or the buzz of the refrigerator will be heard in all corners of the apartment.

The second drawback has a psychological underpinning. It is very hard for a person to stay in a spacious room for a long time, which is not divided into functional zones. If the free layout of the apartment attracts you so much that you are ready to put up with the shortcomings, then you have two ways to get such an apartment: buy a new apartment with freeplan or reschedule the one in which you live. The first option seems simpler: I bought an apartment, made repairs to my taste and live for myself. But buying an apartment is not a cheap pleasure, and finding a suitable apartment is not easy.

When buying an apartment with free planning particular attention should be paid to the number andthe location of the windows (it is bad if all the windows are located on the same wall), the number and location of the risers (the best option is when two risers are located in different parts of the apartment), the number and location of the outlets.

The second option - an independent redevelopment. If you decide to reschedule your home, you need to take a few important points:

   Any redevelopment should be agreed upon in the appropriate authorities.
2. 
   It is forbidden to demolish or shift the load-bearing walls, unite the balcony and the room.
3. 
   It is forbidden to combine the ventilation of the bathroom and the kitchen hood.
4. 
   It is forbidden to conduct heating on the loggia and balcony.
5. 
   To transfer a bathroom or to increase a doorway in a bearing wall it is possible only with the permission of appropriate instances and in the presence of a special project.

Not every typical apartment can be turned into an apartment-studio. But the free layout of the apartment does not always mean a studio or penthouse. The combination of two rooms into one is also a free lay-out. The most common special case of such an association is a living room combined with a kitchen.

Free layout of the apartment is an excellent option for those who loves large spaces.
